What services does J.A. Property Services offer?

We offer exterior power washing for driveways, sidewalks, pavement, patios, gutters, storefronts, boats (out of water only), RVs, tractors, trailers (exterior and interior), garage floors, fences, dumpster pads, outdoor furniture, and small equipment. We also offer Emergency Flooding Pump-Out for storm flooding, burst pipes, and standing water. We do not clean roofs, house siding, or do tuckpointing.

We'll review your details and respond—usually by text or email—with next steps and pricing context. Nothing is confirmed until we confirm availability, scope, and schedule.

Do I need to provide water?

Yes. JA Property Services requires water access on site for most exterior power-wash services. Please make sure there is a working outdoor spigot available and that a hose can be attached. If water access is unavailable, please mention it in your request before scheduling.

Do you clean gutters?

Yes—exterior gutter cleaning is $200. Gutters only; we do not perform roof cleaning or roof work.

Do you charge for on-site assessments?

Optional On-Site Service Assessment fees are $60 and are not refundable because they cover travel, time, and in-person review. If you book service after the assessment, the $60 applies toward the final service total. If you cancel scheduled service after the on-site assessment has been completed, the $60 fee may be forfeited due to the cost of the visit.

Is the $30 booking deposit refundable?

Accepted Answer

The $30 booking deposit is applied toward your final service total at completion. Deposits are fully refundable when cancellations are made at least 24 hours before the scheduled appointment. Less than 24 hours' notice or no-shows will result in deposit forfeiture. Weather-related reschedules are handled separately.

Is an on-site assessment required?

No. Most standard power-wash requests can be quoted from your details and photos. The optional On-Site Service Assessment is for situations where an in-person review helps before final pricing—larger, commercial, trailer, uncertain scope, or custom work.

Do you have a startup special or promotion?

Yes—our limited 2026 Startup Special is the Front Entry Refresh at $200 for qualifying front entrance work (see pricing for scope). Door cleaning is limited to approved metal or aluminum doors only; we do not pressure wash wood or delicate doors. Our standard $300 minimum still applies to all other services outside this promotion.

Most jobs fall between $300 and $400 depending on surface area, buildup, and scope. Minimum service is $300. We'll give you a clear quote before any work starts.

Do you offer recurring or commercial pricing?

Yes. We offer commercial maintenance plans (weekly, biweekly, monthly) for storefronts and exterior areas. Routine maintenance is typically lower cost per visit than one-time restoration.

Do you offer emergency flooding pump-out in Chicago?

Emergency Flooding Pump-Out starts at $600 for storm flooding, burst pipes, and standing water across Chicago, south suburbs, and Northwest Indiana through Gary. The $600 service fee must be paid in full before pump-out service begins. First-service discounts and promotions do not apply to emergency flooding pump-outs. Payment methods accepted: credit card, debit card, Zelle, and Apple Pay only. Cash is not accepted.

Do you service areas outside Chicago?

We serve Chicago and surrounding suburbs, plus Northwest Indiana through Gary (for example Hammond, Schererville, and Gary). We do not accept quote requests from outside our service zone. Contact us to confirm we cover your address.
